What documents are needed for a resident mortgage in Spain?
When applying for a resident mortgage in Spain, you’ll be required to provide the following documents to your mortgage lender:
- Documento Nacional de Identidad (DNI) for Spanish citizens, or Número de Identificación de Extranjero (NIE) for foreign residents
- Passport
- Empadronamiento certificate
- Last 3 payslips
- Employment contract
- Most recent tax return
- The last 6 months of bank statements
- Last 2 years of tax returns and quarterly VAT returns if you’re self-employed
- Social security payment proof
- Purchase agreement or reservation contract
- Property deed, or escritura, if refinancing or buying a resale home
- Nota simple
- Details of existing loans or debts
- Monthly expenses overview
- International Bank Account Number (IBAN) and proof of account ownership
Do I need a Spanish bank account to get a mortgage?
Yes, our mortgage specialists advise that you open a Spanish bank account before applying for a mortgage. This is due to several reasons, including:
- Mortgage payments – Your monthly mortgage instalments will be taken from a Spanish bank account
- Property-related bills – Utilities, property taxes, and insurance are typically paid through local accounts
- Income verification – Spanish banks prefer to see your salary or income deposited into a Spanish account for easier tracking
- Risk management – It allows the bank to manage currency and payment risks directly within Spain
What’s the difference between a non-resident and a resident mortgage in Spain?
Non-residents can apply for a Spanish mortgage. However, the process and requirements differ from a residential mortgage in Spain.
Non-residents can borrow up to 60%-70% of the property’s value, meaning they’ll need a deposit of 30% to 40% to purchase a property. This differs from residents who can lend up to 80%.
